DIF : Earnings Preview - Expect 1Q25F Dividend Payment of 0.220 Baht per Unit We recommend Buy for DIF fund due to the fund's ability to pay regular dividends from rental income secured through long-term contracts until 2033, with an expected annual dividend yield of 11%. There is also an opportunity to extend the contract for another 10 years after 2033. For 1Q25F trends, we expect investment profit of 2,920 million Baht, stable in line with rental income, and expect a dividend payment of 0.22 Baht per unit (2.9% yield). For the year 25F, we expect investment profit to decrease slightly following rental income, and project dividend payments of 0.878 Baht per unit (11.4% yield).
